Verify Identities Both hosts and subtenants must register using a “.edu” email and provide identity verification, reviewed by an independent third party. Hosts must also submit their original lease contract to verify tenantship.

Explore Properties Sublet seekers can browse listings and message hosts to find their ideal sublet. If the host sees a strong fit, they can send a legally binding sublease contract through Loftly with a single click.

Sign Contract Sublet seekers have 3 days to accept or reject the sublease, after which it’s automatically declined. If accepted, they securely pay the security deposit through Loftly to finalize the agreement.

Coordinate Move-in Hosts and subtenants coordinate key pick-up, landlord contact, furniture needs, utility payments (if not included), and other move-in details before the lease transfer.

Complete Payments Subtenants are auto-charged rent starting on the first day of the sublease. Loftly holds payments until the subtenant confirms they’ve moved in and everything is as agreed, ensuring the host meets their obligations.

After signing the sublease contract, you'll pay a security deposit equal to one month's rent. Rent will be automatically charged monthly starting on your move-in day, but Loftly will hold it until you confirm everything is as agreed. At the end of your lease, the host must provide proof of any damages; otherwise, your security deposit will be fully refunded within 10 days.

No, hosts don't pay any fees at all! There are no listing fees or commissions deducted from your earnings. In fact, Loftly is running a special promotion right now where every host who sublets their property through Loftly receives a $50 bonus!

Yes, every subtenant pays a security deposit equal to the first month's rent which is held by Loftly until the lease ends. If no damage is reported by the host, the deposit is refunded within 10 days. If damage is reported, Loftly mediates the dispute by reviewing evidence before deciding on any deductions.

Subtenants may receive a refund upon canceling their booking, subject to these conditions. Cancellations made more than two months before the start date will receive a full refund, minus a $250 fee paid to the host. For cancellations made 1-2 months before the start date, a $750 fee will be deducted from the refund and paid to the host. If canceled within one month of the start date, no rent will be charged, but the entire security deposit will be paid to the host.
